What will the declining real estate market do to the condo conversion business?
I’m considering joining a condo conversion firm in California, but am worried about the timing and how the business might fare given recent weakening in the housing market. Intuitively I’d think if real estate prices are dropping, fewer people will be converting into condos, so it might not be a good move for me. The guy who’s trying to hire me is saying that the condo conversion biz is market independent and is a generally strengthening trend. Does anyone out there with experience in real estate want to weigh in here? Please list your credentials as well, and i’ll give lots of points to the best, etc. Thanks.

Business loan? Real estate property investments?
what i want to do is get a loan to cover down payments, working capital for rehab,upgrades and defaulted rent. Time frame to keep properties is 3 yrs. I need at least 250000 to 1 million. I am willing to pay 10% yearly interest. Since I am not paying in full for the house it is not a secured loan. What is the best type of loan,line,card. etc to get to raise funds. After I purchase a a few houses I can get investors to payoff everything in about a year or less with the equity in the portfolio. I am most interested in interest only Business loan-is that possible. Perfect credit, Business currently own is dental office gross $1.8 million yearly, $350k net yearly 5 yrs open. No assets, not a home owner. What is the best way to raise capital;get a loan, without collateral without being a secured loan. for this or other purpose. Creative financing ideas would be helpful, Please.Thank you.
Can I save my failed gift basket business?
Hi everyone,my mother & I opened a gift basket business, primarily home & internet based last year. While we have had some sales, it has not been enough to keep us going.Most of our supplies expired and we are out of money to try to keep going. While we bought enough supplies to make a nice variety of baskets, we didnt go completely overboard…or so we thought. We thought we were doing everything right but I guess not.We have talked to other owners on forums like this one and it seemed as if we were doing the same things.We marketed the business in local newspapers, attended a tradeshow (home tradeshow…maybe not the best type to attend?), did a couple radio ads, handed out promotional pieces at major events and walks, donated to other events, did presentations at real estate office, etc.We have even priced our baskets below what most business are asking for so I cant see the price being the problem.We took out about a $10,000 loan and its all gone and we barely made 1/4 back.
The cost of maintaining the website, paying for merchant accounts, marketing, etc without much income has depleted the entire fund over a year. I have heard others saying that they didnt see profit for the first two years but I am wondering how they get by and keep going. We havent been doing anything for the past few months due to not having the funds to replenish our supplies on top of paying the loan back. Does anyone have any advice or any similar experiences? I really want to be able to save our business and make it work well for us but I honestly dont know how to do so. We have taken business & marketing courses and I even used to work in promotional marketing but I just cant figure out how to swing this. Where do most of your sales come from? Should we try to attend gift tradeshows and if so, do baskets really sell at those shows? Should we focus on consignment? I just dont know what else to do. I hope someone can give us the advice to start us in the right direction.
Well we did do some counseling with SCORE early on and we have also read a few books on how to start a business. Im sure doing more cant hurt though. No, we havent done anything with the Chamber of Commerce, so I will look into that. Thanks

How do I find an investor open to Automotive type business?
I have been looking for an investor for quite some time, and have heard from some that my BP sounds too good to be true, that I must have fudged the numbers, or no reply at all.
I am looking for an intial investment of 20-25k that will be used for start up. Collateral will be 30k in parts. The company will be profitable by the second month with the sale of only 10 units monthly, in a market where another (unpopular) brand sells over 100 units a month, at 2 times our price.
I have done a market analysis that found that within the first month using only (free) internet advertising through forums and sites like Craigslist, well over 25 units can be sold. I have also found that the product that I want to offer is on a lot of peoples wish list, but they simply cannot afford to purchase it. I will bringing the product into their budget.
How do I find an investor who will look at a high profit investment opportunity that is not real estate related?
